A pre-approval is not final mortgage approval. Final approval usually depends on the property, appraisal, lender review, insurer approval if applicable, and updated financial documents.

Save toward a qualifying first home tax-free: up to $8,000 per year, with a $40,000 lifetime limit. Contributions may be deductible and qualifying withdrawals are tax-free.
Withdraw up to $60,000 per person ($120,000 per couple) from your RRSP for a qualifying first home, repaid over 15 years. The FHSA and HBP can be combined.
Your deposit is paid with your offer to show commitment and forms part of your down payment. Your down payment is the full amount you put toward the purchase at closing. Gifted down payments are common — lenders will want the gift documented.

With condos, the cheapest monthly fee is not always the best fee. A low fee can be attractive, but if the building is underfunded, the true cost may show up later.
